It depends on the system. A well-installed torch-on felt roof typically gives 15–20 years, EPDM rubber commonly 25–30 years, and GRP fibreglass in a similar range when the substrate underneath is sound. Workmanship matters as much as the material — most flat roofs we are called to in Guildford have failed at the detailing rather than in the middle of the sheet.
We will always tell you honestly. If the deck is sound and the problem is localised — a split seam, failed flashing or a blocked outlet — a repair is usually the sensible option. If the covering has reached the end of its life or water has been sitting in the insulation, repairs become a false economy and we will say so rather than take the smaller job.
Flat roofs are never truly flat — they are built with a slight fall so water runs to an outlet. Ponding means the fall has been lost, usually through deck deflection, an original build that was never laid to fall, or a blocked outlet.
